1. Agreement to Terms
These terms and conditions (“Terms”) apply to the Gifted SMEG Appliance giveaway (“Promotion”). By participating in the Promotion, you agree to be bound by these Terms. Participation in the Promotion constitutes acceptance of all Terms, which are final. 

2. Promotion Organisers
This Promotion is offered by bunnyhomes East Road Kilkhampton Land Limited, Westcountry Land (Bodmin) Limited, bunnyhomes Primrose Fields at Appledore Limited, and bunnyhomes Church Lane at Cheriton Bishop Limited all of 22 Chancery Lane, London WC2A 1LS and administered by bunnyhomes Ltd of 9a Callywith Gate, Launceston Road, Bodmin, Cornwall PL31 2TJ. All are companies registered in England under Company Number:

3. Disputes
In the event of any dispute regarding the Terms or conduct of the Promotion, the decision of bunnyhomes Ltd is final. No correspondence or discussion will be entered into. 

4. Promotional Period
The Promotion runs from Friday 5th December 2025 at 10:00 (GMT) and will continue until further notice, subject to periodic review. bunnyhomes reserves the right to amend or withdraw the Promotion at any time without prior notice (“Promotional Period”). 

5. Eligibility
The Promotion is only open to customers who:

• Are at least 18 years old; and
• Sign up to become a VIB Member; and
• Make a Qualifying Reservation (see Term 8) for an Eligible Home during the Promotional Period. 

6. Eligible Homes
The Promotion applies only to customers reserving a plot at one of the following developments:

• Blackberry Lane, Kilkhampton
• Bramble Lane, Kilkhampton
• The Watchmaker’s, Bodmin
• Primrose Fields, Appledore
• Church Lane, Cheriton Bishop. 

7. Qualifying Reservation & Gift
Eligible Participants who complete a reservation of an Eligible Home during the Promotional Period, including payment of the relevant reservation fee (“Qualifying Reservation”), will receive a SMEG Appliance up to the value of £200.

• No cash alternative will be offered
• Only one appliance per Qualifying Reservation applies. 

8. Right to Amend or Cancel
bunnyhomes Ltd reserves the right to cancel the Promotion or amend these Terms without notice in the event of any actual or anticipated breach of law or regulation, or other events outside reasonable control. 

9. Disqualification
bunnyhomes Ltd reserves the right to refuse the appliance or disqualify a participant if there are reasonable grounds to believe they are ineligible or have breached these Terms, including but not limited to:

• Unruly or inappropriate behaviour
• Failure to comply with these Terms.

10. Fraudulent Activity
Any attempt to deliberately undermine the legitimate operation of the Promotion may constitute a criminal or civil offence. bunnyhomes Ltd reserves the right to seek remedies to the fullest extent of the law, including criminal prosecution. 

11. Non-Waiver
bunnyhomes Ltd will not act in a discriminatory manner in running this Promotion. Failure to enforce any Term on any occasion does not constitute a waiver of that Term. 

12. Liability
bunnyhomes Ltd accepts no responsibility for any damage, loss, injury, or disappointment suffered as a result of participation in the Promotion, attempted participation, or acceptance of any appliance. 

13. Governing Law
These Terms and the Promotion are governed by English law. Disputes will be subject to the jurisdiction of the Courts of England. Residents of Scotland, Northern Ireland, Jersey, or the Isle of 
Man may bring legal proceedings in their respective courts.
