We’re an independent family business, born and bred in the South West.

Everyone in the bunnyhomes team lives in the region and most are natives, born and bred here. Growing up on the Cornish family farm, our founder Tracey Kent has an innate desire to cultivate the land, to create something good and lasting for local communities.

We think and act like locals, because we are locals, and we believe that makes a big difference. We have strong local connections and a solid local network of affiliates and resources, all working together with one goal – to build neighbourhoods we can all be proud of.

We’re specialists in developing land in Cornwall & Devon, building beautiful homes in idyllic locations, just like yours. We know that there isn’t anywhere better to live in the whole of the country than in our glorious counties, and nothing makes us prouder than building in our own back yard. Our mission is to create traditional style, low density neighbourhoods that fit seamlessly into the landscape. We’re not a corporate, volume housebuilder; our focus is on developing select communities in places that will enhance both our homeowners lives and the local environment, investing in the future of our region.

Blackberry Lane is a classic example of what we look for when creating a typical bunnyhomes neighbourhood. Its location is perfect – Kilkhampton, a traditional Cornish village poised on the border between Cornwall and Devon. It’s surrounded by outstanding beauty, with unspoilt countryside stretching down to meet the spectacular north Cornwall coastline and beaches.

With 34 homes set alongside the A39 ‘Atlantic Highway’, residents have easy access to the towns of Bude and Bideford just a few miles away. At the same time, it’s only a short walk into the village and all its established amenities. When you look at a bunnyhomes neighbourhood plan, the first thing that strikes you is the sense of space. Our neighbourhoods are thoughtfully laid out, creating a natural flow, with fewer homes on larger plots.

More space is engineered between homes, giving everyone room to breathe. This lower density approach enables off-road parking for less visual clutter and, combined with purpose-designed green spaces, creates an overall quieter living environment for all.

One of the first home builders in the South West to transition to air source heat pumps, our Innovation Team are constantly looking to make our homes more sustainable and energy efficient, like increasing thermal properties of the building envelope, low energy lighting and EV chargers.

We fit bat boxes, bird boxes and bee bricks on all plots and hedgehog highways as needed. These are just some of the things we do to exceed our biodiversity net gains on every site, leaving the countryside’s ecosystems, species and organisms thriving and in a better place than when we arrived.

Brimming with period features and full of character, we create homes we would love to live in.

We go to great lengths to create our Craft Collection homes. We study the affects of home design on our wellbeing. We pace out miles in our life-sized room mock-ups to test and retest the ‘liveability’ of our layouts, redrafting floorplans to get the right flow, ergonomics and spatial dynamics.

Generally our ceilings are taller, our windows are bigger and we build in more storage than most too. With bespoke-style kitchens and high-end Smeg appliances, Porcelanosa tiling and Villeroy & Boch bathrooms, we create homes we would love to live in.

planning for your family. We’re an approachable, hardworking team of individuals, who care as passionately about the project as you do.

Barry Stiles Managing Director

Barry has worked within the sector for 25 years, from grass roots marketing to Regional Director, Managing Director and in 2015 Regional Chief Executive. He left PLC life and joined bunnyhomes as MD, to focus on building well considered, quality homes across Cornwall and Devon.

Will Morris Head of Land & Planning

Will has decades of experience across roles in private sector housebuilding and planning, housing and infrastructure investment for Cornwall Council. He has a wealth of knowledge in site appraisal and acquisition, planning application management, undertaking viability appraisals and negotiating with planning authorities.

Simon Wagemakers Land & Planning Manager

Simon has 18 years of experience in Land & Planning roles throughout the South West. He has an in-depth knowledge of all aspects of the planning system and has built a wide range of relationships which enable him to maximise land opportunities for all parties.

Hugh Churcher Land & Planning Assistant

New to the industry, Hugh is assisting the team in all aspects of land acquisition and planning, gleaning valuable skills and knowledge from the abundance of experience at bunnyhomes. He’s looking forward to taking on more responsibility as he develops and maybe one day take over the helm from Barry.
